    This is the third quarterly Penang room-rental yield report published by MyRoom, aggregating live portfolio data from 50+ units and 200+ rooms across 11 island and mainland neighbourhoods. Every figure below is a rolling 90-day median (Apr–Jun 2026) — not an asking-price scrape.

    Why Bayan Lepas leads


    FIZ hiring stayed strong into Q2 2026 — Intel, Dell, Bosch, and B. Braun continue to run double shifts. The result: a queue of pre-qualified engineers per available room. Landed 5–6 room units in Sungai Ara and Bayan Lepas cleared 96% occupancy with a median 9-day placement.


    Where yields improved fastest


    Gelugor (+RM90 median room rent QoQ) and Batu Kawan (+RM60 QoQ) both benefited from spillover demand — Gelugor from USM's Semester 2 intake, Batu Kawan from the second SME manufacturing park handovers.


    Where owners are still leaving money on the table


    Butterworth and Bukit Mertajam saw the widest gap between DIY landlord yields and professionally managed yields — self-managed owners averaged 68% occupancy and 22-day gaps between tenants, while our portfolio held 88–90%.

    All figures are derived from MyRoom's live property-management ledger (Apr 1 – Jun 30, 2026). We include only units under active management for the full 90-day window. Median (not mean) is used to reduce outlier skew from luxury exceptions.
