    What Owners Actually Receive in a MyRoom Monthly Statement

    Rent billed, rent collected, fee, expenses, net payout. A field-by-field walkthrough of what a MyRoom owner statement contains and how to read it.

    What a Monthly Statement Is Actually For


    Most Penang owners who have used an informal agent before describe the same problem: money arrives, the amount changes month to month, and nobody explains why. A monthly statement exists to close that gap — it should let you reconcile what was billed, what was actually collected, what was deducted, and what landed in your account, without needing to ask.


    This page walks through the structure of a MyRoom owner statement field by field. The figures are deliberately left blank: your statement carries your unit's real numbers, and we do not publish another owner's.


    Section 1 — Reporting Period and Coverage


    Every statement opens with the scope, so there is never a question about which month is being reported:

    Section 2 — Rent Billed vs Rent Collected


    These are two different numbers and the statement never merges them. Billed is what was due from tenants in the period. Collected is what actually cleared.

    Reading this section per room rather than as a single total is what tells you whether a shortfall is a vacancy problem or a collection problem — two completely different things to fix.


    Section 3 — Management Fee


    MyRoom charges a flat 15% management fee. There is no placement fee and no setup fee, so the fee line on the statement is the only recurring charge from us.


    The fee is shown as its own line so you can check it against the collected figure directly.


    Section 4 — Approved Expenses


    Anything spent on the property during the period appears here, itemised rather than lumped together:

    Turnover cleaning and small consumables appear here too, so a month with two move-outs looks different from a quiet month — and you can see why.


    Section 5 — Utilities and Cleaning Deductions


    Where the arrangement for your unit has MyRoom handling a shared utility account or a recurring cleaning schedule, those deductions are listed separately from ad-hoc maintenance. Units where tenants pay utilities directly will not show this section at all.


    Section 6 — Net Payout to Owner


    The payout line is a plain arithmetic chain, in this order:


  1. Rent collected
  2. Less the 15% management fee
  3. Less approved expenses
  4. Less utility or cleaning deductions where applicable
  5. Equals net payout to owner

  6. Because the chain starts from collected rent rather than billed rent, an unpaid room reduces our fee as well as your payout. That alignment is intentional.


    Section 7 — Supporting Documents


    Each statement is issued with the evidence behind it:


  7. Receipts or invoices for itemised expenses
  8. Photographs where maintenance or damage is involved
  9. Tenancy and inventory records for any new tenancy started in the period

  10. Section 8 — Notes and Follow-Up Actions


    The written notes are the part owners tend to read first:


  11. Rooms listed and their current viewing activity
  12. Tenants giving notice, and the planned relisting date
  13. Renewals due in the next period
  14. Maintenance recommended but not yet approved
  15. Anything requiring an owner decision

  16. The Statement and Payment Workflow


  17. The reporting period closes.
  18. Collections and expenses for the period are reconciled.
  19. The statement is prepared and issued to the owner.
  20. The net payout is transferred to the owner's nominated bank account.
  21. Anything needing your approval is raised separately rather than buried in the document.

  22. Your specific issue and payout dates are confirmed at onboarding and stated on your management agreement, since they depend on when your rent cycle falls.


    How to Read Your First Statement


    Three checks are worth doing every month, and they take about two minutes:
