    In Penang's tropical climate, AC is non-negotiable. A room without AC rents for RM400–RM500. With AC, the same room fetches RM600–RM800. Cost: RM1,500–RM2,500 per unit.


    2. Individual Room Locks (ROI: 1–2 months)

    Digital locks cost RM150–RM300 each but are essential for room rental. No proper locks = no serious tenants.


    3. Proper Beds & Mattresses (ROI: 2–4 months)

    A quality single or queen bed with mattress costs RM500–RM800. Tenants notice immediately, and it's often the deciding factor between your room and the competition.
